The new trend is to use a fancy program that pulls information from massive databases comparing your home to get an idea on price. While this can be useful to get a general idea, it is not the only tool to price your home.
I manually pull comparables in a short radius and review the specifics on each sale in the last 30-90 days, sometimes longer. I also review what competition is available and will tour similar homes. I research comparables that have been on the market for more than 30 days and those that are pending - add and subtract for different features, square footage, etc., then put everything together. That give us the best price.
