01. Start researching.
The first step in buying a home is to understand why you want to buy a house and the type of house you want to buy.
02. Then start saving.
You’re most likely going to need a decent amount for closing costs and a downpayment. While you’re saving, pull a full credit report and clear up anything that might be an issue.
03. Find a realtor and mortgage broker.
With the help of a realtor (me!) and a mortgage broker (I can make recommendations), you’ll be able to determine how much you can afford. Then you can start shopping! This way, when you find “the one” you’ll already be pre-approved and ready to write up an offer!

+ If we write an offer, are we bound to it?
No. Unless otherwise stated, you will have an inspection period of 10 business days. During this time, you have the ability to fully back out of the agreement without consequences.
+ How much do closing costs typically run?
This depends on many factors, including lender fees and taxes. It’s going to be different for every house. Closing costs typically include a year's worth of pre-paid taxes, loan origination fees, title insurance, appraisal fees and new deed recording fees.
